Tall Towers with Hotels and Condos Set to Transform Ontario City’s Skyline

A groundbreaking residential development is poised to reshape the skyline of Vaughan, a rapidly growing city just north of Toronto. MPAR Developments has recently submitted an exciting application to the City of Vaughan, proposing the construction of two soaring towers, rising 55 and 50 storeys. The proposed site is strategically located a few blocks northeast of the Vaughan Metropolitan Centre (VMC) subway station on the TTC’s Line 1, signaling a dynamic new chapter for the area.

The ambitious project, designed by architects SvN, is set to transform a currently underutilized industrial property at 60 Talman Court. Situated at the end of a cul-de-sac street, this site is currently home to a manufacturing facility and is surrounded by low-density office and industrial buildings. If approved, the towering structures would reach impressive heights of 183.5 and 167.5 meters, placing them among the tallest buildings in Vaughan.

This transformative development is set to bring a significant boost in residential density to the area, with the proposal for 933 new homes across both towers. The residential units will be a mix of 438 rental apartments and 495 condominiums, catering to a variety of residents seeking modern living spaces in a bustling urban setting.

But this development isn’t just about residential living. The design integrates a blend of uses with a shared base connecting the towers, making it a true mixed-use complex. A standout feature of the proposal is the inclusion of a 225-room hotel, which would provide additional amenities to the area. The development also features commercial spaces, including medical office facilities, and space designated for the Elspeth Heyworth Centre for Women. These elements ensure that the site will not only provide homes but also contribute to the local economy and community.

Another key feature of the development is its thoughtful approach to transportation and infrastructure. Given the proximity to the Vaughan Metropolitan Centre subway station, the developers are aiming for a limited parking component. The plan includes just 379 residential parking spaces, 140 spaces for visitors, and 59 spaces for the hotel, with 32 spaces allocated for office tenants. The goal is to encourage residents and visitors to rely on public transit, a strategy that aligns with the area’s evolving urban fabric and reduces reliance on cars.

This project represents the latest step in the ongoing revitalization of the Vaughan Metropolitan Centre area, which has undergone unprecedented growth since the subway extension opened in 2017. The development of private properties, once dominated by empty fields and low-rise business parks, is transforming the region into a dynamic urban hub with all the hallmarks of a successful downtown district. While it remains a primarily residential community with a notable imbalance of housing to employment, the VMC is rapidly becoming home to one of Ontario’s most impressive skylines.

As Vaughan continues to grow and evolve, this new development promises to be a key piece of its future, ushering in a new wave of density, mixed-use spaces, and transit-oriented living that will define the next chapter of the city’s development.
